Well, what a market we are blessed with in Washington, DC. Compared to many other areas in the country, DC remains a viable market and very stable. Washington has enjoyed this stability for many years and will continue to sustain itself for many more years to come. Choosing the best Realtor is the first step in getting your home staged, marketed, priced and sold for top dollar.
Here's the Step by Step Guide in Getting Your Home Listed and Sold!
Step 1. Pre-Listing Appointment-Telephone Consultation
Call me and we'll set up a time to review your desires and needs in selling your home in terms of price and timing. At this point we will discuss the overall listing process and what I provide as part of my standard services to my clients, at this point you will decide whether I provide the services that you are looking for and further determine whether we are a good match. It is important to note that I do not provide any "standard marketing plans"-I will give you some ideas and options that best suit your needs in terms of marketing your property and we will design, together, the best program for you, your family, your price range and your timing to sell your home for top dollar!
Step 2. Listing Appointment-In Home
I'll visit your home and have a look around to discuss ways to prepare your home for it's "best face". We'll discuss painting, repairs, updating and how that will effect your asking price. We'll also discuss many legal disclosures and the selling process. This meeting is our opportunity to evaluate the home's features and benefits and discuss some ideas for staging, marketing and overall expectations.
Step 3. Pre-Listing Information
We'll meet again to review a very detailed CMA along with several other documents analyizing the market in your community. I will present you with timelines, ideas on positioning and pricing along with recommended marketing strategies that suit your needs in getting your home sold. I'll take measurements, pictures and start putting the pieces together in order to work within our desired timeline for active listing date.
Step 4. On the Market
We'll review feedback from Realtors, show it as much as possible and add to or eliminate marketing programs as we see fit (as a team). This includes Open Houses, Ads, Internet Uploads, Direct Mailers, MLS and more. While the property is active and ready to sell our team effort becomes more and more important. I send weekly market updates to you in order to keep you informed as to the status of other sales and new listings in your neighborhood, so that we can continually strategize the best ways to get your property sold and for the most money.
Step 5. Contract Review
There are so many ways that a contract can be structured. It is my job to review each offer with you, in a timely fashion, and as they come in so that we can best evaluate whether the offer is structured to best suit your needs and the level of risk (if any) associated with each contract received. It is very important to understand the strength of the buyer as compared to the price offered - my expertise is invaluable at this stage.
Step 6. Contract Counter-Offer and Ratification
You will decide which offer best suits your needs and either make a counter offer or ratify-I'll provide you with all the tools, knowledge and expertise so that you make the most educated decisions on how to best determine whether to counter-offer, accept or reject.
Step 7. Contract to Settlement
Sit Back. Relax. I'll handle all of the details from here. I'll phone you to gather additional information for the settlement attorney, coordinate the removal of any contingencies and provide up to the minute information and updates daily and weekly.
Step 8. Settlement
Whew! We'll attend settlement together and I'll coordinate all of the details of the final Walk Through and do everything to insure the most painless break from your beloved home....it's very difficult to sell and move from the place that you have loved and cherished for so long. We'll celebrate with margarit'as for lunch and hopefully we won't weep too much together, but it certainly won't be the last time that you'll be hearing from me because now you become part of my after-sale client appreciation program where I provide informative newsletters, quarterly client appreciation events, regular phone calls to check in on you and more. You are also busy working at sending loads of referrals my way due to the exceptional nature in which I handled your Real Estate transaction!!
